The first twelve months matter most. Watch how the roof behaves through its first storms and seasons: check ceilings after heavy rain, confirm gutters discharge freely, and look along eaves for early staining. Most workmanship issues reveal themselves early — and early reports, in writing with photos, get the fastest fixes.
Build a simple seasonal routine: rinse the areas rain cannot wash (eaves, sheltered cladding) — quarterly near the coast, twice-yearly inland; clear gutters and valleys; trim branches away from the roof; and treat moss or lichen with products approved for pre-painted steel. Never water blast, and never let copper, treated timber, or steel wool contact the coating.
Keep the log alive. A dated photo each time you wash or inspect takes seconds and accumulates into the maintenance history that warranty claims, insurance discussions, and future buyers all value. Pair it with the close-out pack from completion and your roof has a full paper trail from day one.
