Name the locations, not just the component
Ask the roofer to identify the relevant roof edges, wall junctions and roof penetrations on a plan or photograph. You do not need to know every technical term to ask whether a particular chimney, vent or adjoining wall is included in the assessment.
Keep the marked-up document with the quote. It is much easier to discuss “the junction beside the upper wall” when both parties are looking at the same location.
Distinguish retained work from replacement
Ask which existing details are proposed to remain, which will be replaced and what further inspection is required. If the answer depends on what becomes visible during removal, agree how that finding will be documented and priced.
Request a complete specification for the proposed work from the appropriate roofing professional. A homeowner's checklist cannot establish dimensions, material compatibility or a compliant installation detail. Manufacturer requirements and the particular building need to guide those decisions.
Ask about the handover evidence
Before the job starts, discuss whether photographs of completed junctions can be included in the handover. They can help you understand the work without needing to access the roof yourself. Photographs are a record, not a substitute for the necessary inspection or documentation.
